Lets look at home grown builders not the invaders from Bangalore, Chennai, Mumbai and Delhi! Some of them like DLF had pretty bad outing in Hyderabad and had to turn back, unable to untangle the web of local political maze and push through with projects!

The primary need in Hyderabad for builder is the ability to get land free of all encumbrances and legal hurdles. This requires top class local expertise. Influential(politically connected) squatters who operate through benamies need to be managed and paid off.

This is where the outside builders fail. Very few have survived and those who did, have very little presence in Residential Real Estate scene, having instead migrated to large commercial projects. (Example Salarpuria, Prestige etc)

Number 1: My Home Group

From a company synonymous with cement, the transformation into a multidimensional construction group has been phenomenal. Starting with the iconic My Home Navadweepa near Cyber Towers, My Home group has stamped its class with prompt deliveries and top class quality. The company has proven its class by bringing world class projects right in the heart of Hitec City and Gachibowli and not relegated to outskirts. The rise of TRS has certainly aided the it being the only original Telangana company among the top 5.

Number 2: Aparna Group

Aparna group has been a buyers favorite for more than 15 years now. From a Paint dealer and tile manufacturer, the group has really taken off and at one time was eying an IPO. It started with villa projects in prime western localities including Jubilee Hills and built iconic residential tower projects in Kondapur before 2010. It then moved into western outskirts and soon transformed into a major force churning out project after project in Nallagandla and Chandanagar. However, to unseat MyHome from the top position, it has to move back into core new city areas like Gachibowli, Kondapur, Kokapet etc. Also its large residential project in Kompally was not able to create a market there, like it did in Nallagandla.

Number 3: Ashoka Group

Ashoka Group was the original creator of prime commercial properties in the city and has many residential projects in its credit, across the city. Through its subsidiary, Cybercity Developers it ventured into top quality construction near Hitec city (Kukatpally) and has proved its class with multiple large scale projects. It is still to close in on prime Gachibowli and Hitec city locations except for one project under Ashoka banner in Nanakramguda. It would be interesting to see whether they are able to expand rapidly and move up the chain.

Number 4: Jayabheri Group

Though the number of projects are low, the Jayabheri Group is in a class of its own having been associated with the development of the Hitec city by launching a number of prime layouts many of which are most sought after commercial and residential locations today. The group chairman’s personal rapport with the creator of Hitec City (Former CM Chandrababu Naidu) helped the group.it’s residential projects are most sought after, with buyers booking most units, at launch phase itself.

Number 5: Manjeera Group

Primarily into commercial projects but quite well accepted and sought after by home buyers. Manjeera group has residential projects in Gopanpally, Nallagandla and in Kukatpally areas. But they seem to be concentrating more on commercial projects now and hence are likely to vacate No:5 position to one of the strong competitors among the next three!

Others who are striving their best to break into the top 5 include SMR Group, Rajpushpa Group and Aditya Construction . While SMR and Rajpushpa are showing very good traction, Aditya has belied expectations, cowed down by delays and monotonous designs of its projects..
